10 Things you can do monthly to be an All-Star homeowner
Maintaining your home does not have to be a chore. Your house is probably the largest investment you have made, so why not protect it. Here are 10 things you can do monthly to keep your building thriving so your family can enjoy it for generations to come.
- Keep up with your landscaping : Mowing the yard weekly is something most people know and do but did you know letting weeds grow free or dead leaves and debris collect exposes your home to pests or even potentially become a fire hazard. It is recommended to get out there monthly and keep everything trim and proper.

2. Fire Safety : Testing your smoke and CO detectors monthly will make sure things are operating the way they should. Did you know that all of your devices are supposed to be interconnected? Most people don’t do that upgrade unless forced to as part of a larger renovation. If you’re stuck in the old ways make sure you change out your batteries as needed. Lastly, check your fire extinguishers expiration date to make sure they are ready incase of an emergency.
3. Security : Take precautions and make sure your home is safe. If you have an alarm system you need to test it monthly and make sure it all works seamlessly. Check and make sure your window and door locks are functioning. Lubricating your garage door track not only prevents squeaks but it also ensures smooth operation. Other safety measures are as simple as making sure you have supplies on hand incase of a storm or power outage.
4. Plumbing inspections : It’s always recommended to hire a professional plumber when issues arise but these quick checks can save you thousands… Do a visual inspection underneath all of your sinks looking for drips, a slow drip can lead to costly renovations. Ensuring your toilets are not running constantly will save on your water bill. Clear and slow running drains can help prevent major backups. Look over any exposed pipes, check for discoloration, frayed metal or discolored braided supply lines, or deposits and rust-like build up in your PEX. Consider replacing pipes or connections if you find these issues by contacting a licensed plumber.

5. HVAC : Replacing air filters regularly will increase your air quality and overall efficiency of your mechanical system. Clean air vents and registers ensuring they are free from obstructions. Double check your condenser outside and make sure it’s free of debris and operates properly. If your system runs on fuels like oil or gas, verify the levels and delivery schedules are correct.

6. Avoid Mold : Cleaning humid areas like showers, bathrooms and other damp areas will help prevent mold or mildew growth. Proper air circulation in these areas are a must. Inspect your pipes while cleaning and even recaulk around bathtubs, showers and sinks. Did you know you should reseal grout every year?!
7. Kitchen Appliance maintenance : Yes i’m talking about your stove, microwave and even your refrigerator. Any and all appliances need to be cleaned regularly to prevent damage. Regularly clean your exhaust filter from grease to prevent potential fire hazards and stress to the equipment, clean your dishwasher according to manufacturer’s guidelines to prevent clogs or leaks, and check your refrigerator or ice maker water line for kinks or twists. Even pull out your appliances and clean around them to prevent attracting insects and pests. While the refrigerator is out clean those refrigerator coils for better cooler operations
8. Clear your dryer lint : It’s always recommended to have a hard piped dryer vent installed versus the flex lines when possible. Cleaning out the excess lint will actually save lives!!! According to consumer reports “Every year, firefighters across the country respond to around 13,820 home fires caused by clothes dryers, according to the latest figures from the National Fire Protection Association. About 27 percent of these fires are caused by an accumulation of lint, which can constrict the ductwork that expels hot air outside.”

9. Gutter Cleaning : This is especially important in the fall season but overall has made this list because backed up gutters and downspouts lead to poor water management and even possible leaks. Keeping everything clear of debris allows water to be properly diverted away from your home’s foundation.
10. Overall walk-around : Sure you walk around your property daily but do you pay attention to the details? If you walk with the intention of home maintenance you can keep an eye out for missing roof shingles, peeling paint or decay, evidence of pests or rodents, and much more… Take a look at your surrounding trees for signs of weakness, inspect under that deck or in your attic, open and close your windows to verify the seal.
Completing monthly, quarterly and annual inspections help prevent costly problems that occur due to lack of attention that your homeowners insurance may not cover. Most of these tasks are simple to do yourself but if you need help with any, always consult a professional.
